By the look of things, 2018, is going to be a good year for the residents of Bugolobi. A new building complex is set to open early in the new year, that will change the face and skyline of the area. It will bring a new dimension to shopping, office and accommodation in the area.
At its rooftop is a very beautiful panoramic view of its surroundings, with an atmosphere of fresh air.

Today we visited the complex which is undergoing completion and spoke with Mr. Herbert Luwaga who has managed the building from start to when it will be finished.
He told us about what the public should expect in the building and the different spatial opportunities that it offers for people who would want to utilize them.
Monday Times: What should the public expect from Kisakye Complex Bugolobi?
Mr.Herbert Luwaga: The public should expect a six floor complex that has different kinds of spatial functions. We expect the first two floors to be occupied by shops which might include a supermarket. The next two floors shall be occupied by offices, while the last two floors could be accommodation and a three star hotel with an open rooftop restaurant.
The reason for these different facets is because we understand the needs of Bugolobi as an area. Bugolobi combines residencies, business activities and formal office activities. So we designed a complex that could take all the three into consideration.
Monday Times: How different is Kisakye Complex going to be from the other kinds of complexes that we might see in the city?
Mr.Herbert Luwaga: At the shopping area we intend to have big spacious shops than the usual ones that we see around. As such the occupants will be able to store and attract many more customers in a single session than others could.
We are also going to avoid having tenants who are offering the same products. We prefer that the occupants will offer different products so that they can do good business. Duplication of products and services kills business in many of these complexes.
The shops will be of a high end nature and so you might not see shops selling things in the street neighborhood.
When it comes to the offices, we want the spaces to be larger than usual. On average an office should be about 40 square metres per client.
There will be a lift, serving all the floors, and two staircases/flights of stairs running all over it to avoid congestion in the staircases. There will also be an underground parking.
Security will be good and we shall CCTV cameras, fire detectors and suppressors and many other safety facilities.
The complex has been designed along modern architectural standards. The quality of building materials and engineering works has also been good.

Monday Times: If someone would like to book space at this point in time, how can they do this?
Mr.Herbert Luwaga: People have been coming in already and booking space on a provisional level. The names of interested parties are being taken down. As I said, we do not want duplication of services. By the end of February, we should have known who will be in and how serious they could be. We shall also have finished planning the type of shops that we expect.
As of now they can call the numbers given forth and register their interest so that we look into their desire to be here.
Location of the shops on the floors is also important for the prospective client to consider at this stage. So they can come and do some site inspection or we can avail for them the options.
Monday Times: Can clients pay at this stage to book?
Mr.Herbert Luwaga: We expect to collect reserve fees by the end of February with the intention of seeing the seriousness of those who are interested. By the end of March 2018, the building should be rented to the interested parties. It will take us a month to make sure that everybody’s space is ready for them.
Monday Times: Can one client rent more than one space?
Mr.Herbert Luwaga: Yes if a client wants a whole floor we would appreciate it, because it reduces our administrative costs.

Monday Times: Can you describe the exact location of Kisakye Complex Bugolobi for someone who might never been there?
Mr.Herbert Luwaga: Kisakye Complex Bugolobi is on Plot 67 Spring Road. That is the road that comes straight from the Ministry of Internal Affairs go past Shell Bugolobi and we are on the right hand side and we are the building between The Guardian Georgian and the Old Nakumatt Supermarket. It is right opposite Barclays Bank.
